Welcome to Boat House

WiFi, comfort notes, life jackets, house rules, fire pits, rubbish, dogs and check-out in one place.

Getting comfortable
WiFi Search for the “Cleveleymere” network. Password: GONEFISHING.
DVD & Wii Games and DVDs are below the TV. Turn Wii controllers off after use to save batteries.
Electrics In a power cut, call the office or emergency phone. Fuse box: small front cupboard, right-hand side.
Hot water Hot water switches are above the sink and behind the bread bin.
Boat House details
Private hot tub Shower before use, keep the cover on, never sit on the cover and no glass near the tub.
Dogs Max 2 small/medium well-behaved dogs. Leads on site, never unattended, no beds or furniture.
Child mezzanine For one child aged 6+. The spiral staircase is not suitable for toddlers or younger children.
Induction hob Use the correct pans on the hob. If the pan is not suitable, the hob will not turn on.
House rules
No smokingSmoke outside, away from entrances, and never litter.
No partiesRegistered guests only. No visitors at any time.
Life jacketsWear for any watercraft. Stored in the brown hut by fishing reception.
Quiet timeRespect neighbours and other guests after 10pm.
Fire pitsDo not move fire pits. Never place them on decking or BBQs.
RecycleUse bins and take rubbish sacks to the refuse centre before departure.
Furry friendsDogs on leads around site. Never leave dogs unattended.
Enjoy yourselfRelax, enjoy the lake and leave the lodge as you found it.
Water, waste and wildlife
Septic tank Only flush the 3 Ps: pee, poop and paper. Put wipes and sanitary products in the bin.
No swimming The lake is for boats, kayaks, pedalos, wildlife and fishing only.
Fire pit guide Keep fires small and attended. Keep children and dogs away. Let ashes cool fully before disposal.
Food outside Do not leave BBQ food, bait or scraps out overnight because this attracts rodents.

Lake

activities and safety

Free use of rowing boats, kayaks and pedalos is included during sunlight hours.

No swimming

No swimming, paddling or entering the lake. The water is for boats, kayaks, pedalos, wildlife and fishing only.

Life jackets

Life jackets are compulsory and must be worn for water-based activities. They are stored in the brown hut by the fishing reception at the main entrance. You can keep them at your lodge for the duration of your stay.

Boats, kayaks and pedalos

  • Use any time during sunlight hours.
  • Please return kayaks and pedalos after use.
  • No swimming in the lake.
  • Keep away from wildlife and other guests.
  • Pool table and ping pong are in the Kids Den near the pylon.

Boat House fishing

Boat House does not have a private fishing peg. Fishing is available for staying guests from suitable shared areas on site.

Fishing

rules and catches

Cleveleymere is a natural, low-pressure lake, not a commercial runs water. Catches are never guaranteed.

Key fishing rules

  • Valid rod licence required.
  • Maximum 3 rods per angler.
  • Rods must be attended at all times.
  • No fishing day tickets.
  • Use suitable clean equipment and good fish care.
  • No sacking fish. Retainers only for short recast/photo use.

Boat House fishing access

Boat House is a lake-view hot tub lodge, but it does not have a private peg. Use suitable shared fishing areas and read the full fishing guide before setting up.

Full fishing rules

These are the core lake rules for guest fishing. They protect the fish, wildlife, other guests and the calm setting.

Quick rules
  • Fishing is for lodge-staying guests and private syndicate members only.
  • No day-ticket fishing.
  • Fishing is currently included for lodge-staying guests.
  • Maximum 3 rods per guest, excluding spod and marker rods.
  • A valid rod licence is required.
General conduct
  • Rods must be attended at all times.
  • Rods must be fished from the same swim.
  • Respect the boundaries of your lodge, swim or peg.
  • Do not fish other people’s water.
  • Cast sensibly and never cast towards boats, structures, pylons or overhead cables.
  • No drones are permitted.
  • The lake may close for spawning at any point during the season.
Fish care
  • All fish must be returned safely.
  • Use carp cradles, unhooking mats, slings and fish care kits on all catches.
  • Fish must not be sacked.
  • Retainers should only be used briefly while recasting or preparing photography equipment.
  • Report captures where requested.
  • Report any fish over 30lb to the bailiff before release.
  • If a fish becomes snagged, use a boat to free it where safe or contact staff. Do not pull for a break.
Bait and wildlife
  • Nuts are allowed in moderation.
  • Use live bait only in moderation.
  • Use shop-prepared particles only.
  • Do not leave baited rigs out of the water because this is dangerous to birds, wildlife and pets.
Equipment and biosecurity
  • Bring nets, mats and slings completely dry before entering the site.
  • Dip equipment on arrival where required.
Boats
  • Use boats with extreme caution.
  • Wear life jackets when using a boat.
  • Do not use boats in high winds, storms or unsafe conditions.
Rig and tackle
  • Minimum 15lb mainline.
  • Micro-barbed hooks only.
  • No braided mainline.
  • No Magic Twig rigs.
  • No leaders or leadcore. Rig tubing only.
  • All leads must be ejectable if a fish becomes snagged or weeded.
  • Helicopter setups must incorporate no-trace beads.
Pylons and overhead cables
  • There are overhead electrical cables near parts of the lake.
  • When transporting equipment near pylons, keep rods parallel to the ground.
  • Stay at least 30 metres away from pylons.
  • Never cast towards pylons or overhead cables.
  • Anyone taking unnecessary risks may be asked to stop fishing or leave without refund.
